It really depends on if you have an absolute dream location in mind, or your ultimate dream home. We’ve tried to take the hard work out of the decision by always offering a wide choice of home and land packages. These are available in most suburbs and are always being updated with new land releases. Important to remember, you can always modify your home design to fit on a block of land. You can’t change a block to suit your design.

How long does it take for me to move into my new home?
We have a standard process from when you sign the contract to when you move into your new home. There are sometimes variables within this process that will impact the timing, such as your land not being titled, or when we receive the deposit from you.
Can I change the design of my home if I don’t like certain things?
We work with you right from the start to identify the New Generation design that best suits your needs. There may be something that we have to change to make sure you get exactly what you want. We’re always happy to work with you, however, there are a maximum number of changes allowed with all New Generation designs.
What will the site works be?
Site costs are associated with the land being ready to build on. The work that needs to be done includes earthworks to level the ground, and depend on the location, the gradient of the block and the soil type. Site costs vary from block to block, but you’ll receive an estimate before you give the approval to proceed.
What’s the difference between cottage lots and narrow lots?
If you hear a block of land or a home design referred to as ‘cottage’, it will often mean that it is a low maintenance, small design. Cottage lots are often smaller lots, around 300-350m2. They sometimes are designed with the garage / carport entry from a rear laneway, to maximise the living space at the front of the home. Cottage homes are simply designs created especially to fit on these blocks. There’s not a lot of difference between a cottage lot and a narrow lot. The only difference is narrow lots could be a larger, longer lot, that allows for a bigger home or a bigger backyard.
Does the price include everything I see as the homes displayed?
The price of the homes include a standard specification attached to all the homes we build. These specifications are included in the price of the home and include things like the appliances, benchtops and bathroom accessories to choose from. On top of the standard specifications, all of the costs of processing your contract, submission of your building licence to council, and then the construction of your home is included in the price. All of these details are in the contract documentation you sign.
The display homes have some additional items such as landscaping and extra lighting that aren’t included in the specifications. Where possible, all of our displays include the specifications included in the price.
What are the standard specifications?
New Generation Homes has two level of specifications to choose from. All of our display homes come standard with the Display Specifications, which are available to download on each of our Display range homes. All of our off-the-plan homes come standard with the Essentials Specifications, also available to download from the Essentials range of homes.
