Once you’ve found a floorplan that suits, the Vogue Upgrade allows you to tailor how it feels to live in day-to-day, from reverse cycle air conditioning and higher ceilings throughout your home, to your choice of two packages.
A number of our designs are built around rear living, placing the kitchen, dining and family zones at the back of the home so they open straight onto the alfresco. Others place the main suite at the front, well away from a separate children’s wing.
The Loki goes further, connecting three of its minor bedrooms to a flexible multi-purpose space, while the Gemini sets aside a second living area with its own bedroom, kitchenette and bathroom for a teenager, a guest or a parent moving in.
Narrower blocks ask more of a plan. Our 10.5m frontage designs hold onto the same features through careful zoning and considered storage. At the wider end, our 15m and 17m designs stretch to five and six bedroom layouts with space for a theatre, a games room and an activity room.

When you select a New Gen Homes design for under $400,000 you won’t miss out on all of the features and inclusions you would expect from homes at a higher price point. In our home designs in this range, you can expect inclusions such as a games room, theatre, scullery, walk-in robes, a walk-in pantry, and more.
We don’t offer just a handful of home designs that fit within a $400,000 budget. Within our range of homes in this price range, there are over 50 options to choose from. Homes in this price range range from 7.5m 3 bedroom 2 bathroom homes, up to 17m 6 bedroom 2 bathroom homes.
Each New Gen home is built with a long list of high-quality finishes and features, with warranties and a 25-year structural guarantee. You can choose a range of inclusions to suit your vision. Our standard inclusions are all listed on our specification sheet.
Choosing the right home design is very important. The first thing to consider is the size of the block and how many bedrooms and bathrooms you want. There are a range of different size frontages, such as 10m to 15m and squat lots for shorter designs.
The next consideration is layout, do you want rear living (living space at the back of the home), and a master bedroom or a spare room at the front of the home? Or the other way around? Do you want your kitchen accessible from the garage?
Now consider what you and your family need as extras. A theatre room, games room or activity room? Do you need a work-from-home space? Or are you a foodie and need a scullery with a walk-in pantry? Using our checklist, prioritise what is most important to you.
