The search for a new residence can often lead you to a fork in the road.

Do you purchase an established home, or do you build a brand new one?

According to New Generation Homes Design Manager, Peter Wilkinson, there’s many reasons why new home builders ultimately opt to build new.

  • Don’t compromise yourself.

“Compromise is a huge deciding factor,” shares Peter. “While an existing home might tick a lot of boxes, it very rarely ticks ALL of them. And those unticked boxes might haunt you for years to come. Given the time, emotion and money invested in a new home, it’s the one time you shouldn’t have to compromise.”

If you’ve got quite specific ideas on how you envision your dream lifestyle, building new is certainly the way to go. “Established homes are old, meaning out-dated ways of thinking. When a client comes to us with unique challenges or ideas, we love finding the design solutions that have them grinning from ear to ear.”

  • Clear costs

Cost always plays a large part in the new home decision making progress. “New home builders enjoy the confidence of knowing exactly what costs are involved in achieving their dreams,” explains Peter. “When buying established, you need to try and forecast the ongoing additional costs that will make the home close to what you are looking for – new appliances, window treatments, fresh carpets and paintwork are just the beginning. Big renovations, such as gutting bathrooms or updating the floorplan, can be a tremendous expense.”

Operating costs can also be significantly lower in a new home. The home’s orientation can be perfected in a new home to optimise the solar passive principles, while items such as air conditioning are newer and therefore more energy efficient.

  • All those little things

There are also an abundance of little reasons that can make buying established a big mistake. “Old homes require more maintenance – gutters might be splitting, patios are crumbling and those stained tiles in the bathroom just never seem clean! Often, these things are missed at the inspection before you put an offer in, with problems coming out of the woodwork once you get settled in and start using the home,” said Peter. “In addition, old homes can have some unusual or annoying design traits which you are stuck with, or elements that are deemed unsafe by today’s building and electrical standards. You may also be entitled to government grants when you build new.”
