9 Month Price Hold Guarantee
Our Price Hold Guarantee offers customers peace of mind, knowing their price will be fixed for 9 months to obtain all approvals to commence construction. The PPA price will be held for 6 months, and New Gen Homes will provide an extended fixed term of the building contract price of an additional 15 working days to a total of 60 working days (3 months).
The Price Hold Guarantee requires the following terms and conditions to be met:
- Applicable for BrickHybrid (Brick Veneer) construction only
- Building contract to be issued within 6 months of the PPA date. (Building contracts will be issued once the site survey or titles have been received)*
- No owner-supplied items or non-standard items, as well as owner-nominated trades (except for ATU systems, where required)
- No retail discounts at PPA, contract or variation stages
- Owner must adhere to New Gen Homes PCVO (Post Contract Variation Order) policy regarding limited time frame for structural changes after PPA (Owner will be notified before the opportunity for changes closing)
- Execute building contract (must be executed within a maximum of 7 days of the contract being issued)
The following approvals must be obtained within 9 months of the PPA date:
- Water, developer and all shire approvals obtained
- Unconditional finance approval is provided to the builder
- Confirmation of land settlement in owner name/s
- Completed prestart meeting and finalised all selections
- Signed final documentation
- Meet all other contractual obligations relating to site access to commence construction (for example, but not limited to, planning approval process, demolition, availability of power and water)
If New Gen Homes Homes is unable to issue a building contract within 6 months, the initial PPA price is fixed for the first 6 months and the builder guarantees a maximum price increase of 0.5% per month thereafter until the building contract is issued.
Inability to meet the above approvals milestones, following the signing of a building contract, will void this guarantee and revert to standard building contract timeframes, conditions and clauses.
Offer valid from 1 September 2024 for a limited time only and may be withdrawn at any time without notice. Offer only valid if owner and builder sign this document. The Price Hold Guarantee excludes provisional sum items and any unforeseen costs related to, but not limited to, site works, engineering, compliance, and reselections due to discontinued products. *Certain variations to R-Codes will require planning approval from the local authority before a building contract can be completed.
12 Month Build Time Guarantee
Our Build Time Guarantee offers customers peace of mind, knowing that the construction of their home will not exceed 260 working days (approximately 12 months) from the date of the slab down to the practical completion.
The Built Time Guarantee requires the following terms and conditions to be met:
- Applicable for BrickHybrid (Brick Veneer) construction only
- Applicable for single-storey designs from the builder’s standard range of floorplans and elevations, with internal ceilings not to exceed 33- courses and external ceilings not to exceed 30-courses only
- No owner-supplied items or non-standard items, as well as owner-nominated trades
- The total contract value, including variations, must be under $500,000, and the home’s total area must be under 300m²
- The site must be located within the builder’s Zone 1 metropolitan region
- The site must be a green-titled, street-front lot with less than 500mm fall across the site
- The site must not exceed 1,000m² and must be serviced with scheme water, sewer, and underground power
- Services must be available for connection before slab down
- All progress claims must be paid to the builder within the specified timeframe and per the conditions of the lump sum building contract
- The owner must fulfil all obligations per the contract terms and conditions within the specified timeframes
Extensions to the Build Time Guarantee
The builder may extend the completion time if delays occur as specified in the lump sum building contract. Delays that may lead to an extension include, but are not limited to:
- Vandalism or damage that is beyond the builder’s control
- Unforeseen events outside the builder’s control, such as natural disasters, shortages of materials, or trade availability
- Delays or changes caused by the owner
- Construction shutdowns due to pandemics
- Lack of power and/or water supply at the site
Builder’s obligation for non-fulfilment of the 12 Month Build Time Guarantee
If the builder does not achieve practical completion of the home within 260 working days (approx. 12 months) from slab down (plus any applicable extensions claimed by the builder), the builder will pay the owner $500 per week (inclusive of GST) into their nominated bank account until practical completion is reached, up to a maximum of 10 weeks.

- The ULTIMATE Offer must be included at Preparation of Plans Agreement (PPA) stage and can not be added at a later stage

- The builder reserves the right to vary the terms and conditions of the offer at its discretion

Eligibility:

Draw Entry:
