Government Support for First Home Buyers

Building your first home? Great news! You may qualify for government schemes that make buying your first home more achievable, including the First Home Owner Grant (FHOG) and the Home Guarantee Scheme.

Home Guarantee Scheme – From 1 October 2025

The Home Guarantee Scheme helps first home buyers enter the property market with a deposit as low as 5%, while avoiding Lenders Mortgage Insurance.

From 1 October 2025, the Scheme is expanding to make home ownership easier:

  • Unlimited places: All eligible first home buyers can apply

  • No income caps: Higher-income earners can access the scheme

  • Higher property price caps: Perth Metro was $600,000 → now $850,000

First Home Owner Grant (FHOG)

The First Home Owner Grant (FHOG) is a one-off $10,000 payment from the State Government to help first home buyers purchase or build a new home. The best part? You don’t have to pay it back! Only one grant is payable per transaction, meaning one per couple or family.

Property price caps in Perth: $750,000

Our experts at Westgate Financial Services are well-versed in these grants, ensuring you don’t miss out on any financial assistance.

Frequently asked questions

What is a home loan?

The lender (bank) and borrower (you) will agree on a term in which the loan is to be paid back ‒ typically, this will be a period of 25 to 30 years. The lender and borrower will also agree on a repayment schedule, which will generally be fortnightly or monthly.

In addition to the total loan amount, you will be required to pay interest. The type of interest payable will be determined by the loan agreement. There are several types of interest rates, including fixed and variable. We explain this in further detail below.
